In terms of space planning, the Master Bedroom is usually fairly straight forward which leaves a lot of opportunity for me to exercise my creative juices with colors, textures and unique design elements.</span><br />

Which brings me to a key piece that many homeowners seem to flub when left to their own devices: The Rug. </span><br />

<span style="font-family: Verdana, sans-serif;">First, find your room measurements. For this example, we're going to use an average-sized Master Bedroom that is 14'x14'. In the room we're going to put a king sized bed, two nightstands and a dresser. </span><br />

<span style="font-family: Verdana, sans-serif;">Here is the bedroom shown with three different sized rugs: 5x8, 8x10 or 9x12 rug. Now let's discuss....</span><br />

It is just plopped right on the floor in front of the bed and instead of uniting elements, it becomes an element on its own. A rug that is so disproportionately small will actually make the room feel smaller and disjointed. </span><br />

<span style="font-family: Verdana, sans-serif;">In my experience, many clients who are doing it on their own tend to pick the 5x8 rug. It's less expensive and often a client thinks it's big enough to serve their sized room. I'd put that on Craigslist and put the money towards a bigger rug!</span><br />

<span style="font-family: Verdana, sans-serif;">Now here is the same room with an 8x10 rug. Much better! The proportions of the rug with regards to the bed is good. The rug grounds and frames the bed making it seem more important in the space. You will probably have a little more then 18" of rug to put your tootsies on on either side of the bed and plenty of rug left at the foot of the bed, if laid 2/3 of the way under the bed as it should be. I prefer a little more rug on either side of the bed but this is manageable! If this was a queen bed in the space, there would be almost 2 feet of rug on either side of the bed which would make this size ideal!</span><br />

<span style="font-family: Verdana, sans-serif;">Finally, here is the room with the king bed with a 9x12 rug. We've got a winner! In this room, the rug not only grounds the bed in the space but it also aligns with the nightstands so it makes <i>them</i> feel more cohesive in the space as well. While I placed the rug 2/3 of the way under the bed, you can slide it a little forward or back so that it lays nicely in front of a dresser. In this room, there is just 1 foot of wood floor exposed on two sides of the rug. The longstanding "rule" has been that an area rug should be 18" away from the wall. I think this rule can be played with- as all rules can be! </span></div>

<span style="font-family: Verdana, sans-serif;">Given these measurements, I would strive for a 9x12 rug with a king bed and an 8x10 rug with a queen bed. However, if the room were a little larger and a dresser was going to be placed along side the left wall, I might actually recommend the 8x10 with the king so it doesn't sit awkwardly under part of the dresser! See? No hard fast rules! Just some good old-fashioned, solid space planning! If you're struggling with space planning, hire a professional to avoid making costly mistakes! It's our job to weigh all the options, proportions, costs and considerations to make the best recommendation for <i>your</i> space!</span></div>

Anyone who knows me, knows that I travel around with my large, obnoxious color wheels from Benjamin Moore and Sherwin Williams in my trunk at all times should a paint color emergency arise.</span><br />

Lisa recently expanded her portfolio and started doing House Portraits. In fact, this beauty showed up in the mail for me the other day from my amazing friend. It is my house. My very first house. The house I brought my babies home from the hospital to. We are currently in the process of selling our home to get a little more space but I will always cherish the memories I've had here....and Lisa captured that in this beautiful portrait. I can't wait to bring this and the memories over to our new home one day! </div>

My attention has been focused on my interior design business, some new clients, new projects and as always, my family. I'm going to rescind my apology for not posting daily....I'll probably never have the time or the creative juices to post that often....and for right now, that's OK. For right now, I have clients who need my attention, a business I am working hard to grow and a family I won't cheat out of my time.</span><br />

Score! Usually, in contemporary spaces, the architecture is very clean and streamlined. This is chic and beautiful but often leaves for very flat open spaces that long to be filled!<br />

Sometimes the knee-jerk reaction is to cover each blank wall with art but refrain.....in a clean contemporary space, the ideal would be to use <i>fewer</i> pieces of art but <i>larger</i> pieces of art. Another thought is the use of mirrors.....on the wall....but not as it was done on the set of Miami Vice....take a peek....<br />

For those of you who are avid readers of my blog, you may remember a new business adventure I was taking on about a year ago, partnering in a consignment shop. As a designer, I often frequent consignment shops to find unique goodies to put in my client's homes. Shopping for pre-loved furniture and accessories allows you to find/buy vintage pieces that are no longer in production and can really set your home apart, giving it a unique and curated feel.</div>

The good news is that we have had a lot of showings, second showings and a great buzz about our house! There were <b><span style="color: #38761d;">three key steps</span> </b>that we took that I think have helped us attract buyers, show well, and ultimately, will help us when the offers start to come in:)<br />
<br />
<span style="color: #38761d;"><i><b>Step #1 Get your home inspected first!</b></i></span><br />
We had a Home Inspector come to our home and conduct a Homeowners Pre-Inspection. Most homeowners looking to put their home on the market don't even consider having an inspection done. They don't want to spend the money and instead, just fix up a few home repairs that haven't been completed. That's a big mistake! I think hiring a Home Inspector before going on the market is absolutely imperative and here is why:<br />

<span style="color: #38761d;"><i> <b>T</b></i><b><i>he most serious buyers are the ones who will see your home first- they have been looking, they are educated and they know as soon as something new hits the market. For this reason, usually your best offers are the ones that come in first. </i></b></span><br />
<br />
<b><span style="color: #38761d;"><i>Let's say you get a great offer in the first week and you accept it. Now the buyer will bring in a Home Inspector to inspect the house. You'd like to think that everything will go smoothly but remember, it is the inspector's job to do his/her due diligence and point out everything that is potentially problematic with the home. </i></span></b><br />
<b><span style="color: #38761d;"><i>Once that 2,000+ page report is compiled :), your buyers will look at it and possibly detract from their original offer based on the results of the inspection. And you are left vulnerable. Money is literally being taken out of your pocket. Why? Because you didn't know these problems existed in the first place! Perhaps if you did know you would have addressed them before going on the market...and the cost to address them would be less than the amount the buyer is deducting from their offer. I tell my clients all the time: What would cost hundreds to do, buyers will deduct thousands for.</i></span></b><br />

<i><b>Got my logic? </b></i></div>

We had our home inspected first and then we addressed any major issues that needed to be addressed. Yes, the inspection cost us several hundreds of dollars.....but <b><span style="color: #38761d;"><i>knowledge is power</i></span></b>. We chose to spend what we could on repairs as a result of the inspection. Instead of spending $5000 on painting and other cosmetic things, we chose to spend money on things that would come up on the inspection. No one is going to reduce their offer because your paint is chipping!Of course, it goes without saying, once you have the inspection done, invest the money to fix the major things you feel you can afford to fix. As for the things you can't afford to fix, at least you are aware of them and you can price your home accordingly. <br />

<b>Then we moved on to the next step:</b></div>

<span style="color: #38761d;"><i><b>Step #2 Staging and Packing</b></i></span><br />
Yes. I said packing. Most people think it is absurd to pack before you have even put your house on the market but trust me, it is a necessary step! I went room-to-room and de-cluttered. Everybody got a box to fill of unnecessary items from their rooms. My kids packed their extra stuffed animals that didn't need snuggling for the next few months and the broken down Legos that could get thrown in a bin. I cleaned out closets and re-folded my linen closet. Cleaning out cabinets and closets (which will inevitably be opened) will show the prospective buyers how much space you have and how organized you can be in <i>this</i> home. <i><span style="color: #38761d;"><b>Remember, you are selling a lifestyle</b></span></i>...if your home is neat and organized, the buyers will believe that they will be neat and organized in this home, too! Remove small unnecessary pieces of furniture that might clutter up a space. Take down about 95% of your framed photos and religious items and clean, clean, clean! Baseboards, trims, doors, doorknobs....nobody wants to buy anyone else's dirt- get rid of yours and a buyer will picture themselves in your clean and tidy home! Consider hiring a professional <b>S</b>tager to help pull it together for you. Usually a consultation lasts a few hours and you get a vast amount of information. Homeowners stop seeing their own clutter after a while so hiring a professional will help speed up the process and you'll have a better result than if you handle the task on your own. 90% of buyers shop online for a home before contacting a Realtor. That means the first-impression of your home will be based on the photographs. Do you want to rely on iPhone photos or a point and shoot camera? Photographing the home is usually the responsibility of the Realtor. Because I am in the business and I had a favorite photographer of my own, I had them done myself. And my home is NOT a million dollar home. And my home is probably the ONLY home in its price category that has professional photos. But, we have had an exorbitant amount of showings and I think it is because it shows so well online. Basically, all three steps that every Homeowner should take before listing their home are steps that ensure that your home will stand out among the competition. Once your home goes on the market, it is a product and if your product looks better than the competition and is priced well- it should sell!<br />

Many people don't want to <span style="color: #38761d;"><i><b>spend </b></i></span>money on their home before they sell it. Change your mindset! It's not spending-<b><i><span style="color: #38761d;"> it is investing in your largest asset!</span></i></b> If you were going to sell your car, you'd have it detailed first...right?
Well it's that same thought- your home is your largest asset. Why not be
as prepared as possible when selling it? Why not show your "product" in
the best light when selling? It is an investment in your largest

sharing the staging process I went through to prepare my own home for sale. Well, today is officially the day our house of 12+ years goes on the market!<br />
<br />
First, let me start off by saying that staging your own home (as a professional or not) is an emotional process. I have always understood this when working with clients, and this time I experienced it first-hand.<br />
<br />
The entire practice of staging is based on the premise that if you de-personalize your home it will look like a universally appealing product. This is true. But unfortunately, the act of taking <i>everything</i> personal out of your home, is kind of sad in a way. Don't get me wrong, I <i>want</i> to move. We have wanted to move for some time but it was still bittersweet taking my first home apart. Packing up the wedding picture, covering up the shrine to my beautiful babies, and hiding the weapons (just kidding). But don't worry, I'll spare you the details on the crying stints and bottles of wine that got me through the process....lol. It just entailed <i>lots</i> of packing, de-cluttering and throwing things away!!<br />

Secondly, let me also state that sharing my home for all to see leaves me in a <i>very</i> vulnerable position. As an Interior Designer, the second comment I always hear is "Your house must look amazing!" (by the way, the first is "I wish you could come to my house"...and by the way...I can...its my job!).<br />
<br />
Not to say that I'm not "House Proud" as Nate Berkus used to call it- I am. It's just that when you have a son who loves Legos, a daughter who loves crafting and hoarding, a dog and a husband with very large shoes, my dream home will always be a bit of a dream. Plus, we have contemplated moving for years so we never took on the larger renovations as we would have if this was our "forever home". So we did our best to make our dream "real" home. The home that hosts many kids, lots of toys, two business an active family and lots of love. That's what I'm going to share with you.<br />

My second must-see was the<a href="http://dashandalbert.annieselke.com/c/FA2"><span style="color: #38761d;"> Dash & Albert </span></a>booth. I just can't get enough of these rugs and have used them on so many projects. Their colors are spot-on...their patterns are current yet classic and the quality and workmanship is just amazing. In fact, they have some rugs that can be hosed down and bleached! These are great for my clients with homes filled with kids and dogs. </div>
Sorry, I didn't get great shots of the rugs (visit their site for that <a href="http://www.dashandalbert.com/">www.dashandalbert.com</a>) ...but I did snag a shot of this new product (can you tell they are a dog-friendly company?) called the WAMP. Its an amazing ramp for doggies! Must get one for Fergie so she doesn't hurt her knee getting on and off our high bed!<br />

Then off to Two's Company. The Two's Company booth is like the mecca for accessories. Their booth was so unique- it just seemed to draw a crowd...plus they were giving away free tote bags and everybody loves freebies:) Their product and displays were stunning.</div>

Anyway, Sara, along with one of her fabulous craft editors, demonstrated three different DIY projects to create your own kitchen art. Here is a picture of my favorite art created at the event but you can find all the deets in the September issue of HGTV Magazine. Can you believe this is just an Ikea frame, some wooden spoons painted with craft paint and some linen fabric glued to the mat! GENIOUS!! Love this one! I first heard about the <a href="http://www.rmhlongisland.org/"><span style="color: #38761d;">Ronald McDonald House of Long Island </span></a>project last year when I attended BlogFest2013. BlogFest was sponsored by <a href="http://www.kravet.com/"><span style="color: #38761d;">Kravet</span></a>, one of my most favorite fabric houses. I even had the great pleasure of sitting right next to <a href="http://www.kravet.com/"><span style="color: #38761d;">David Kravet</span></a> during lunch and then touring "behind-the-scenes" at <a href="http://www.kravet.com/"><span style="color: #38761d;">Kravet </span></a>following the hoopla of BlogFest. <a href="http://www.kravet.com/"><span style="color: #38761d;">David Kravet</span></a> told me all about their collaboration with the Ronald McDonald House of Long Island, which happens to be just miles away from where I grew up. <br />

As if I weren't a huge <a href="http://www.kravet.com/"><span style="color: #38761d;">Kravet</span></a> fan already, their level of empathy and philanthropy is overwhelming. Here are some of the rooms that were completed in Phase I of the project with the help of 30 designers. Now they are moving on to Phase II. I threw my name in the ring to work on the project. We'll see what happens- these designers certainly set the bar high!<br />

Yes. I know. Dramatic title. But that is how I feel when I venture down the road of re-upholstery with a client. Re-upholstering isn't for the light-hearted.<br />

It isn't inexpensive...the options are endless...but the results....well...they can be just so out of this world!<br />
<br />
Here is a piece that one of my clients needed help with. See it all the way back there...the one armed-chaise. First question: re-upholster or replace? First I scoured the market for comparable pieces.... they were a few out there in a wide-price range. Some were out of the price range and the less expensive versions cost about as much as re-upholstering. Since this was a good, sturdy piece, we decided to go for the re-upholstery.<br />

Now that we made the decision to re-upholster- we were on to fabric....fun! The client has some cats....they like to scratch...shocking. We were looking for a fabric that could with-stand the mighty claws, and still add something to the room. So we went old-school on the fabric choices and took a fork to them to see how they held up. We narrowed it down to two. Next test...and this can be the hardest one of all: the husband test. In my experience husbands fear two things in fabrics: pattern and price. Thankfully, our favorite fabric passed the husband test, too! Here it is: A gorg pattern from Duralee:<br />

On top of the console table there are two teal lamps and a stunning nickel sunburst mirror. Great. Symmetrical. Colorful. Done.<br />

Now what to do underneath? Not to say that you have to do something underneath but I feel like this space could use a little extra dimension....particularly under the table. Besides, there are two unsightly chords hanging down from those lamps....lets get shopping for under the console table!<br />

Good Morning! Yes, it has been months since my last blog post. I think I am realizing that I am not that good at multi-tasking once my tasks exceed about 100! The fall/winter was really very busy with clients (thankfully!) as everyone wants their projects completed or near completion by the holidays. Plus I started a brand new, very exciting project!<br />

It is a home decor retail store!</div>

Ok, so here is what the project entails....the store already exists. It is currently called W Antiques...but when you walk through the doors you will see it carries SO much more than antiques. The owner, Luigi, my business partner, runs high-end estate sales throughout Westchester County and from those, he acquires some amazing inventory on consignment. The pieces in the store are a mixture of antique and unique consignment pieces. It is like a treasure hunt every time you come through the store which makes it so exciting...and quite a destination! </div>

However, there are a few things holding W Antiques back from being one of the most successful home decor stores in Westchester. <i><b>First:</b></i> the name. The store is way more than antiques and the name only attracts patrons attracted to antiques. Hence, the new name: <i><b>Lexington Decor</b></i> since we are located on Lexington Avenue in Mount Kisco. Do you like the new logo above? It was done by an uber-talented designer <a href="http://www.juliasalerni.com/102774/graphic-design"><span style="color: #38761d;">Julia Salerni</span>.</a> Brilliant!</div>

The <i><b>Second</b></i> challenge: the interior merchandising. Due to the constant change in inventory and unique items, the merchandising has been a challenge. We have been putting in lots of work to pull the store together to make it more shopper-friendly. We are also going to start introducing some new inventory to compliment the antique/consignment pieces. It is going to be AMAZING!</div>

One of the first elements we are grappling with is window treatments. Regardless of design style, I feel like clients are always stumped when it comes to window treatments. They are expensive. They are a commitment. There are a lot of options and retail stores do the homeowner no favors by selling 84" curtains....they are not to be handled alone!<br />

Besides, in the creative field, I find that taking a mental break from things helps to stir the creative pot a bit!
So this summer I had plenty of fun with my kids. We took a few trips and I worked a bit. And now...I'm ready to blog again! One of the other things I bailed on this year was the NY show...now called NY NOW at the Javits Center. It always seems to be around my hubby's birthday and we often jet out of town. I actually just did a backsplash in the kitchen of a home I was staging. The kitchen was a new, updated kitchen but somehow it just fell flat. So on Monday and Tuesday I had the pleasure of attending BlogFest2013- a conference of Interior Design Bloggers brought together for some fun, learning, networking, touring, lots of laughs (and some food and drinks...and gifts!). The first day started bright and early with an opportunity to tour the <a href="http://www.kipsbaydecoratorshowhouse.org/index.htm"><span style="color: #38761d;">Kips Bay Decorator Showhouse </span></a>privately with the other bloggers (sans the public!). The <a href="http://www.kipsbaydecoratorshowhouse.org/index.htm"><span style="color: #38761d;">Kips Bay Decorator Showhouse</span></a> has been around since 1973 when it was started to benefit the <a href="http://www.kipsbaydecoratorshowhouse.org/index.htm"><span style="color: #38761d;">Kips Bay Boys and Girls Club</span></a> after school programs for NYC kids. It was such a treat and truly inspiring! This dining room was probably one of my favorite spaces. It had laquered blue walls, yellow-ochre curtains, a deconstructed metal buffet and the one gem you can't see in this photo....a gold-leaf wallpapered ceiling that was hand-painted over. I COULD DIE! It was amazing! And the designer was in the room to greet us and she was so lovely. Kudos to <a href="http://www.kristenmcginnis.com/"><span style="color: #38761d;">Kristen McGinnis</span></a>- you killed it! </div>

I have to say- the outdoor areas in this Decorators House were unbelievable...each one more enticing than the next. I don't have a photo of the sitting area on the first floor but it was serene and sophisticated done by <a href="http://www.nieverawilliams.com/"><span style="color: #38761d;">Nievera Williams Design</span></a>....and then take a look at this....imagine bathing right outside in NYC! While I was reading it my very enlightened six year old asked me why I would read a book called <span style="color: #38761d;">Undecorate </span>when I spend all day helping people decorate. Curious boy. Wasn't sure how to answer this question...couldn't he have just asked where babies come from? That would have been easier....
Seriously, though- the book is about the antithesis of the "decorating process". It's the antithesis of the "act of decorating with intention". The rooms seen in design books are typically rooms that don't make sense for real life.<br />

I have also been having some issues with Blogger that wouldn't allow me to post pictures...and I couldn't do that to you-a blog with no pictures- no fun!<br />

Anyway, I have been working on a huge staging job that just finished and then rolled into another staging job. Not that I am complaining....busy is good! And while I have my degree in Interior Design, I did get certified as a Home Stager and I do enjoy the variety that those staging jobs throw into my everyday mix! While designing is all about pleasing the client, staging is all about pleasing the masses. This is one approach:<br />

Here is one before and after of a previous job I did...perhaps my biggest transformation- Luckily I had money in the budget to paint some rooms but as with every job, there was something I had to work around: silk teal draperies. Certainly not my first choice for a neutral room- but my job was to create a warm neutral space while I incorporated the teal draperies and made them look like they were intended to be part of the design.<br />

I think I may have shared these before. On my most recent project, I had to work around about 75% of the homeowner's furniture. The biggest challenge was a very large (and beautiful) Persian rug in the family room which was red and black- not ideal for staging. While the rug is beautiful- once the room is photographed, the potential buyer's eye will go straight to that rug in any photo and detract from the items we are trying to sell....the double-story windows, the view of the backyard, pool, tennis court....you get the idea. The trick was to balance the rug so it didn't steal the show. I don't have pictures to share yet- the realtor is having the project photographed so I'll share once I have them.</div>

On another note, Happy Mother's Day to all the moms, grandmas, stepmothers, God-mothers, mother-in-law and mother figures out there! You all do such wonderful, selfless things for the special people in your life so this is your day to be hang up your cape! Be lazy and indulgent! Eat bad food! Ignore everyone and don't clean one single thing! Yes...impossible....I know....just enjoy!<br />

This challenge was so much fun- whether I win or not- it was a blast designing my very own chair! The chair I selected was the Essex Chair which is a <a href="http://www.leeindustries.com/"><span style="color: #38761d;">Lee Industries</span></a> frame sold at <a href="http://www.crateandbarrel.com/"><span style="color: #38761d;">Crate & Barrel</span></a>. beautiful!<br />

Then I went on the <a href="http://www.leeindustries.com/"><span style="color: #38761d;">Lee</span></a> website and into <a href="http://www.crateandbarrel.com/"><span style="color: #38761d;">Crate and Barrel</span></a> and selected my fabrics....my inspiration was to design a chair for a Ladies Library. Imagine a powerhouse, female CEO. Libraries are typically designed with dark woods, leathers and menswear patterns. I decided to give that a little twist with some stripes, hounds tooth and florals...<br />

It might be hard to tell from the sketch but the seat is done in a light ticking stripe, the back seat cushion is a light neutral floral and the back and base of the seat is done in a khaki hounds-tooth fabric. I think they announce winners this month so we'll see what happens!
